What is a Managing Agent?
-
In the case of residential developments, e.g. a blocks of flats, an individual investor or a property company may hold the freehold, or the owners of the individual flats may own it collectively.
-
In the case of leasehold properties the lease is a contract between the lessee, and the freeholder (often referred to as the lessor), under the terms of the lease the freeholder may be required to manage the property e.g. maintain the exterior and common areas, provide insurance etc.
-
A managing agent is a person or company appointed by the freeholder of a property, a leaseholder of the property or a management company, placed to manage that property.
-
The managing agent works with the freeholder, leaseholder or management company, to manage the property in accordance with the terms of the lease and statutory requirements.
-
The managing agent is only an agent of the above therefore legal responsibility for the full and proper management of the property remains with the freeholder, leaseholder or the management company.

WHY USE A MANAGING AGENT?
PROPERTY MAINTENANCE
Fine Property Management understand the industry and what it takes for the process of managing both ends of the client base to be smooth and easy. That's why we're always innovating—pushing forward to better connect with tenants, agents, freeholders, landlords and developers.
Why use a Managing Agent?
The management of long leasehold residential property is a complex business requiring a full understanding of the structure and meaning of leases, a thorough knowledge of the ever changing statutory requirements of the various landlord and tenant legislation (there are several key Acts of Parliament). Every lease is individual and therefore the experience of a professional property manager is essential for proper interpretation.
Property management is a time consuming business, by employing a property manager, freeholders, landlords and management companies can free up the time that they would otherwise have to devote to managing the property.
A property manager is an objective third party who can deal with arrears collection and other disputes between lessees in an independent and fair manner saving embarrassment and ill feeling between neighbours.
Property managers provide continuity during changes of officers in a management company.
Property managers have experience in arranging inventories, cleaning, gas certificates and 24 hour phone contact with tenants.
Work with us at FINE PROPERTY MANAGEMENT you will be happy you did.
